What do the OTAs want?

Airbnb and Booking are neither your enemies nor a charity. They're marketplaces with an algorithm, and that algorithm has very clear incentives. Understanding them is free visibility; ignoring them means paying for ads to cover the gap.

The OTAs reward whoever makes them money: you reply fast, you don't cancel, you have good reviews, a complete listing, a calendar that's always current and a competitive price. All of that lifts your ranking without overpaying. And there's one play almost nobody runs well: use the OTA to acquire the guest, and your direct site to bring them back commission-free.

"The Airbnb algorithm" sounds like a black box, but it isn't that mysterious. An OTA makes money when a guest arrives, books fast, has a good stay and comes back. Everything the algorithm rewards points to that. If your listing helps that happen, it lifts you. If it adds friction or risk, it drops you. That's it.

What they reward

It's not a secret, and it doesn't change much between Airbnb and Booking. What moves the needle:

  • That you reply fast. The first minutes matter more than you think. A guest who asks and gets no answer goes with someone else — and the OTA notices.
  • That you don't cancel. A host cancellation is what they punish most: it ruins someone's trip and costs the platform. This is where a double booking gets very expensive — not just the lost night.
  • Good reviews, and lots of them. Not just the score: volume and recency. A listing with fresh reviews beats one with the same score but stalled.
  • A complete listing with good photos. Clear title, amenities marked, real description, quality photos. The platform pushes what converts, and complete converts.
  • Calendar and rates up to date. A calendar that looks active and current tells the OTA the listing is alive. Competitive prices for the date help you show up when the guest searches.
  • Easy to book. Instant book, reasonable policies and few hurdles. Every extra step you add is a guest the OTA hands to someone else.

What they punish

The same, in reverse — and it weighs more than the good helps:

  • Cancelling bookings you already accepted.
  • Taking hours to reply, or not replying.
  • Out-of-date calendars and frequently declining requests.
  • Bad reviews in a row without changing anything.

The play almost nobody runs well

Here's what matters, and it's where the survivor splits from the one who grows: the OTA is to acquire, your direct site is to retain. Airbnb brings you the guest who didn't know you — that's worth its commission. But the guest who already stayed with you and left happy has no reason to come back paying commission.

This isn't about breaking the OTA's rules or diverting the guest while they book there — that costs you the account.
