With the founder offer, migration is free.

Owner is for people who manage their own properties: $19.00 + VAT a month for 1 and $15.00 + VAT for each extra property, up to 5 ($79.00 + VAT a month). It does not include managing other owners’ properties. If you manage properties for other owners, Starter costs $109.00 + VAT a month for up to 5 properties and includes owner accounting with owner statements, 2 users and the direct booking page.

Each bookable unit with its own calendar: a house, an apartment, each unit in a condo. If it books separately, it counts separately.

No jumps: you pay for the properties you have. Starter costs $109.00 + VAT for up to 5 properties; from the 6th you move to Professional and add $15.00 + VAT per property ($184.00 + VAT for 10, $334.00 + VAT for 20); from the 21st, Scale adds $10.00 + VAT per property ($634.00 + VAT for 50). Above 50, we build an Enterprise plan around you. Your data, modules and setup stay the same.

On every plan you pay for 10 months and use 12 (2 months free), billed annually. For example, Owner with 1 property comes to $15.83 + VAT a month, Starter to $90.83 + VAT, Professional with 10 properties to $153.33 + VAT and Scale with 50 to $528.33 + VAT. Add-ons are billed the same every month (no annual discount).

If you sign up for any plan by December 31, 2026 (Costa Rica time): the first month is free, so is the migration (we load your properties, reservations and rates and connect your channels with you), and your price is locked for 24 months while your account stays active. No contract: if you cancel, you lose the locked price.

No. Never. You pay a fixed monthly price for your plan, whether you get 10 bookings or 300. Add-ons are flat too: nothing is charged per message.

From Starter it is included: a booking engine connected to HostFlowLab, with your live availability and rates and no booking commission. On Owner it costs $15.00 + VAT a month. If you want a complete, custom website, we build it with jairv.dev as a separate project.

It’s a $49.00 + VAT/mo add-on from Starter ($15.00 + VAT/mo on Owner): the AI writes reply drafts grounded in your real data — properties, reservations, policies and your knowledge base — and you approve every message with one click before it goes out. With this add-on, nothing goes out without your approval. A fair-use policy applies.

Every unanswered guest message gets a ready-to-send reply within minutes. Anything sensitive (prices and amounts, dates your calendar doesn’t confirm, commitments, complaints, cancellations and access codes) is handed to you with the reason, plus an alert when it’s urgent. Once we switch it on with you, channel by channel, it sends replies to simple questions on its own — and only those. At first most messages come to you: auto-send is turned on only where it has proven it gets it right. It covers direct email and Airbnb and Booking.com messages connected to HostFlowLab. This add-on starts with a 30-day free trial in test mode: it proposes replies and sends nothing. AI Messaging is included, so you never pay for both. It costs $29.00 + VAT/mo on Owner, $59.00 + VAT/mo on Starter and, on Professional and Scale, $59.00 + $5.00 + VAT per property from the 6th ($134.00 + VAT/mo for 20); custom on Enterprise.
